Business park helps keep the shutters open

Shutter World continues to thrive in new location

Discovery Gateway II Business Park was tailored to meet the needs of small businesses.

 
Bryan Buhtz thinks he found the perfect space for his Shutter World Inc. business.

"I'm hoping to have this unit for a very long time, and I knew for longevity it would last a long time," said Buhtz, of Saugus, whose family-owned window-shutter business has grown since its inception in 1996.

In 2007, he moved to a business condominium in the Discovery Gateway Spectrum II project on Constellation Road.

"After building up the company and tired of a leasing for a lot of years, I wanted to buy a building," he said. "I liked (Discovery) because it's easy for customers to get here and I like the building because there's really no wood in the buildings. It's all cement and steel."

The building provides him with office space for a shutter showroom and part-warehouse space for hinging and installation.

He's also a fan of the balcony right outside his office.

"On nice warm days, I'll just go out and there and feel the sun on my face while I'm talking on the phone," Buhtz said. Abbott Development completed the Discovery project of part-warehouse, part-office condominiums in summer 2007, but the park continues to lure in small business owners like Buhtz and many more.

The 212,000-square-foot park is the largest project of its kind within the Santa Clarita and San Fernando valleys, according to a Discovery press release.

In December, the park sold three properties in the park and business owners now occupy 30 out of the 45 business condominiums.

Jim Ebanks of Realty Advisory Group Inc. said the economic climate slowed. But business owners continue to be interested in the spaces, he said.

"Valencia, at its roots, is an entrepreneurial community," Ebanks said. "A lot of people formed their own business after working for major (companies). People decide, I can do it cheaper, better, faster and why shouldn't I live out here."

Discovery features condominiums from 3,000 to 10,000 square feet for lease, purchase or lease option. Each unit includes offices, dual-pane window systems, high-clearance warehouses, ground-level loading and private balconies and some include feature dock-high truck loading.
