KB Home signs deal with Newhall Land

Development: Builder to add 43 homes to West Hills Village development plans

KB Home and Newhall Land inked a land-purchase deal Wednesday that will add dozens of lots to KB Home’s development plans.

The homebuilder has acquired 43 finished lots from Newhall Land Development Inc. in the West Hills Village community off Copper Hill Drive between McBean Parkway and Tesoro Del Valle Drive in Saugus.
KB Home plans to begin construction on the site in late June.

Like KB Home’s new home communities off Plum Canyon Road, the West Hills Village homes will also include solar-power systems and panels as a standard feature, saving homeowners energy costs and benefiting the environment.

“KB Home has a strong relationship with Newhall Land and we are pleased to be working with them again in Valencia, one of the most-desirable submarkets in the greater Los Angeles area,” said Steve Ruffner, president of KB Home’s
Southern California division.

Newhall Land has worked with a number of builders over the years, up to 10 builders at one time, to construct homes on the developer’s land sites in Valencia. KB Home has worked with Newhall Land previously to build new homes.
All builders design and construct homes in the various communities, according to the vision and standards Newhall Land has put in place for Valencia.

“KB Home will be a great partner for us as we continue developing West Hills, a beautiful village in Valencia,” said Marlee Lauffer, vice president of marketing and communications for Newhall Land.

The new homes offer three energy-efficient floorplans ranging from 2,941 to 3,646 square feet with up to six bedrooms, four baths, and three-car tandem garages.

Each new home will be “built to order” meaning homebuyers choose their home site and floorplan.  Options include various elevation styles, as well as structural changes such as converting multipurpose spaces to additional bedrooms, or adding a covered patio to outdoor living spaces.

Homes built by KB Home are Energy Star-qualified homes. To earn this rating, a home must meet guidelines for efficiency of at least 15-percent energy savings than homes built to code, and include additional energy-saving features that typically make them 20 to 30 percent more efficient than standard homes.

Each new home also comes with an energy performance guide measuring the energy cost savings or efficiency, similar to a “miles per gallon” rating on new vehicles. The KB Home guides for the homes at the new community in Valencia will reflect the additional energy efficiency provided by the solar power systems.

KB Home has built more than a half-million homes since its founding in 1957. The builder’s built to order approach is designed to offer homes to buyers at an affordable price.

Newhall Land is managed by FivePoint Communities, Inc, an independent real estate development company jointly owned by Emile Haddad and Lennar Corporation.
