Realtors look forward to 2014

Santa Clarita Realtors installed incoming president Nancy Starczyk as President of the Southland Regional Association of Realtors, SCV Division, on Friday night.

Serving her fourth term as president for the local division, the SCV division itself has been active in the industry organization for 50 years.

Kicking off 2014, Starcyk signaled an intent to push forward with advocacy, education for members and support of local non-profits in the coming year.

“We are a very large body of people with very strong relationships to the communities,” Starcyk said.

The local association of Realtors can work with legislatures to support bills, and in return ask them to support legislation that benefit the community, she said.

“When we lobby for issues, we’re in a unique position to lobby for issues that affect the families of our entire community,” Starcyk said.

Outgoing 2013 president, Bob Khalsa, agreed saying real estate is not about selling homes.

“Realtors are the link in the community with the people who live in that community,” Khalsa said.

As for looking at the market in the coming year, Khalsa sees positive signs because standard sales – where a homeowner has equity in their home – represented the majority of sales by the end of 2013.

The shift will allow homeowners to pull themselves out of upside down mortgages and sell, refinance or sell and move up, he said. This scenario creates a stable market – it’s what everyone has been looking for and it’s driven the speculative buyers out of the market.

“Prices are definitely increasing to the point where there are very few sellers so inventory is still an issue,” said Jim Link, Chief Executive Officer for the organization.

“We just ran the year-end 2013 numbers and sales were good,” Link said. “Prices are up over 20 percent.”
